Turn the Television on any Sunday morning and you’ll find yourself in the middle of a “how to buy real estate” infomercial. Can you really buy a house with no down payment? Can you really make thousands or millions of dollars buying real estate. Of course the answer is “yes” and “no”. The real question is, are you willing to pay anywhere from $500 to $5000 for the information, classes and hotline? Most important are you self disciplined enough to follow the program.

Before you spend money on these expensive programs, here are my top ten “no money down” ways to buy real estate. If you’re self disciplined and willing to hear the word “no” many times before you get a “yes”, then maybe you can buy a house without a down payment.

1. First is to check out the many new zero down programs now available from lenders. Especially if you’re a fist time buyer. Also FHA and VA have loans that may not be zero down, but are very close.

2. Borrow money for the down payment – Borrow the money from family, friends or a business partner at a high interest rate or a percentage of the profit when the property is sold

3. Raise the price and lower the terms – Offer the seller more than he is asking provided he is willing to accept the down payment in the form of a note. If the seller is asking $150,000 with $15,000 down and willing to carry the balance of $135,000. Try offering $155,000 in the form of a promissory not instead of cash. The seller gets a little more money for the additional risk.

4. Borrow against a life insurance policy – Many life insurance policy’s let you borrow against the policy for the purpose of investing in real estate or other investments.

5. Use other property as collateral – Create a note on existing property that you or a partner own and use it as the down payment for the property you are buying.

6. Home equity loan – Home equity loans are generally easy to qualify for as long as there is adequate equity in the property.

7. Seller refinance – Have the seller refinance the property, receiving the cash he needs from the proceeds of the new loan, the buyer gives the seller a note for the balance of the seller’s equity.

8. Find an investor – There are many people who have money but no time. Their current profession keeps them too busy. Work out a deal where they put up the money and you split the profits when you sell.

9. Lease with option to purchase – Lease a property with the right to buy it at some future time. Provide for the rental payment to be credited towards the down payment if you decide to exercise your option.

10. Give them something they need – If the seller is planning to purchase something in the future that you own or can buy, use it as a trade. This can be anything such as furniture, boat or motor home.

This is a true story of a family that relocated from Toronto to winnipeg, some three years ago. Real estate was booming in Toronto. So people opting to sell their houses ensured a tidy sum for themselves! When our family decided to sell our town home, prices were sky high; we ended up with a reasonably good profit margin. More than that actually, since we were able to shell down hard cash for a wonderful four-bedroomed house in Winnipeg. The new house is large and exhibits character, plus demands no mortgage. Though parting from friends and family was difficult, the change was well worth it!

Coming to the house itself, the property seemed almost double in size with a sprawling house in the center! If one could speculate how much such a house would have fetched in the Toronto real estate market, probably $300,000. And if it was renovated and placed in a popular location, the sale would have been close to $500,000. We had to shell out just $65,000 for this house as it needed some repairs. But with the estate prices going up by 20% year after year, should we decide to sell it, our profits are going to multiply manifold! Yes, a few repairs had to be carried out; some are still pending. Our plans include installing a brand new hardwood flooring for the entire living area. Whatever it may be, these are just minor problems, considering the size of the house and how less we paid for it!

If one should peruse the listings of houses in Toronto, one would get a shock to discover that the prices of independent homes in the city are out of reach of the common man. They can only settle for condominiums or town homes. A big house sells for nothing less than $250,000. The condition of the house does not matter–the price is fixed. So most people cannot afford to buy houses in Toronto. They cannot opt for good neighborhoods or places with plenty of amenities or good conditions.

Obviously we’re thrilled that we made our move when we did. We no longer battle through gridlock to and from work. Road rage is virtually non-existent in our city. There are tons of actual houses for sale well below $100,000 in a variety of neighborhoods to choose from. Manitoba Hydro offers several incentives for homeowners, so even if you buy a fixer-upper, you have options for installing brand new windows and high efficiency furnaces, without having to worry about high interest rates on your loan payments. And yes, we even have townhomes and condominiums for sale, but the maintenance fees are a fraction of what is demanded in Toronto’s real estate market.

Winnipeg truly has something for everyone. Our housing prices blow Toronto real estate costs out of the water… and that’s just the beginning.

This place is a boon for our children who are enjoying the big and open spaces. The family has learned to lead life at a slower pace, giving enough time to each other. Family and friends are far away, but not so far that we cannot keep in touch. This place came as a blessing three years ago, and we pat ourselves on our backs for making the right decision at the right time!
